The villa is surrounded by beautiful gardens with splendid rose beds (hence the name), an array of sweet scented lavender and lovely Mediterranean plants and lawns.
The spacious outdoor areas offer magnificent views in all directions. For the delight of guests there is large 16 x 7mt swimming pool, outdoor table with barbecue, for dining “al fresco”, and a small gymnasium with sauna.

An ideal base from where you can visit the whole of Umbria and the fascinating towns such as Todi, Spoleto, Orvieto, Assisi & Lake Trasimeno. Access to the villa is via a gravel road.
The 5 spacious rooms, decorated in tromp d’oeil and stencils, are tastefully furnished with period furniture, wooden and rustic terra cotta floors, fireplaces and unique stoves.
The entire villa has been renovated with excellent finishes, paintings on the walls and furnished with some period furniture, ensuring that history marries with the comfort of the modern home.
THE VILLA
The villa is on two floors. On the ground floor there is a large living room, dining room, kitchen, study and a bedroom with bathroom and separate entrance, while the remaining four bedrooms, all with bathroom, are on the first floor.
A pergola covered with both a polycarbonate roof and various climbing plants and strawberry grapes is ideal for al fresco dinners. There is also a small gym and sauna to complete the property.
THE POOL
The villa offers large outdoor spaces that are highly appreciated by families with children and by all those who admire gardens and nature. Among these spaces, it is worth mentioning the large swimming pool (16x7m, depth 1.20-2.50 m) with a telescopic cover that allows for comfortable bathing even in periods outside of high season.
